Neither will the silicone bead along the coping, the re-grout of the waterline tiles, or the bag of sealant the previous owner swore by. What is actually happening when a pool loses water

A swimming pool is a large, heavy vessel of water sitting on — and often partly inside — the structure of a building. It is under constant pressure. Every joint, every penetration, every metre of shell is being pushed against, day and night, for the life of the pool. When something gives, water does not politely stay in the pool and drip out of a single visible hole. It finds the path of least resistance and follows it.

That path is usually one of four things. A crack in the concrete shell, often hairline, often below the waterline where you cannot see it. Water escaping the shell travels. On a flat plot, it saturates the ground around the pool, softens the bearing, and starts to move the deck. Coping stones lift. Movement joints open. Why the quick fixes keep failing

One more word on this, because we see it every season.

Pool putty and underwater epoxy sticks work on tiny, isolated pinholes with clean substrate on both sides. That is a rare failure mode. Most pool leaks involve movement, or a compromised structural detail, or water tracking through the shell rather than out of a single hole. A cosmetic patch over a moving crack lasts until the next thermal cycle. Then it does not.

Silicone along the coping addresses the wrong plane. Water is not entering the coping joint from above in most cases — it is coming from the pool side and escaping through the deck. Silicone from the top makes the owner feel better and traps water in the structure it should have been leaving.

Re-grouting the waterline tiles is a finish job on a finish. The waterproofing layer behind the tiles is where the fight is. Fresh grout does not reach it.

In a Cyprus summer, an uncovered pool can lose roughly three to six millimetres a day to evaporation and splash.
