Full balcony rebuild

Strip to the slab, structural repair, rebuild with proper falls, waterproofing, drip-edge, decoupling matting and new tile finish.

Threshold & door detail sealing

The point water gets in most often. Rebuilt threshold, upstand, DPC and correct interface with the waterproofing layer.

Drip-edge & soffit correction

Hidden drip-edge profile installed so water leaves the slab cleanly instead of tracking back to the wall. Soffit re-render and repaint included.

Spalling concrete & rebar repair

Exposed rebar cut out, passivated and patched with polymer-modified mortar. Anti-carbonation coating on the soffit to stop it recurring.

Balcony tile lift & re-bed

Where the substrate is sound but the finish has failed — careful tile lift, waterproofing rebuild and re-tile on decoupling matting.

Balustrade & railing renewal

Stainless, galvanised or powder-coated steel and glass balustrades — installed with proper fixings that won't corrode into the concrete.

Almost always the threshold or drip-edge detail — not the whole balcony. We test each detail before we tear anything out.

Balcony tiles hollow-sounding and lifting

Water is trapped under the tile bed. Cosmetic re-grouting won't fix it. We rebuild the buildup so it drains and dries properly.

Rust stripes under the balcony slab

Rebar corrosion. The longer it's left the more concrete cover you lose. We cut out, passivate and re-coat to arrest it.

    A specialist inspects the property, documents every defect photographically, and issues a written report with a fixed quotation. The €100 is credited toward the works if you proceed.

    Written specification & fixed programme

    You receive a documented scope of work, the systems and materials specified by name, and a start-to-finish programme with dates written in — no verbal changes, no surprise extras.

  3. 03

    Vetted contractor team on site

    Our specialists work alongside vetted contractor teams we've delivered dozens of Cyprus projects with. One point of accountability from tear-out to handover.

  4. 04

    Photographic quality control

    Every hidden layer is photographed before it's covered — substrates, primers, membranes, reinforcements, fixings. You get the file. It's your evidence for resale, insurance and future works.

  5. 05

    Handover + written workmanship guarantee

    On completion you receive the warranty certificate in writing. If our workmanship fails during the guarantee period, we come back and fix it — at no cost to you.
