Most owners believe a leaking balcony is a tile or sealant problem. It almost never is. In Cyprus, the water is usually entering somewhere you can't see from above or below — the slab edge, a starved drain, a threshold that was never detailed properly — and the stain on the ceiling below is just the exit wound. Fix the exit and you have wasted a weekend. Fix the entry and the balcony is done for a decade.

Key takeaways
The short version, before we get into it:
- A leaking balcony in Cyprus is almost never a surface problem — the real fault is usually at the slab edge, the drain or the threshold.
- Repainting the underside or re-grouting the tiles hides the leak for a season and lets it spread through the concrete.
- Ignored balcony leaks corrode the reinforcement inside the slab. That turns a waterproofing job into a structural one.
- We diagnose the actual source, document every defect in an insurer-ready report, and oversee vetted contractors to fix it once.
- Every job carries our 10-year workmanship guarantee, island-wide.
What is actually happening under your balcony
A balcony is a horizontal slab of concrete pushed out into the weather with nothing above it. Everything on top — tiles, screed, adhesive, sealant, whatever coating was applied — is there to keep water off that slab. When any part of that system fails, water doesn't stay where it entered. It travels sideways through the screed, downwards through hairline cracks, and out at the lowest point it can find. That is usually the underside of the slab, at the drip edge, or the wall the balcony ties into.
So the drip on your ceiling, or the brown halo above the window frame below, is telling you almost nothing about where the water got in. It is telling you where the water finally gave up trying to travel further.
This is why patching the visible damage never works. You are treating the last five centimetres of a two-metre journey.
The usual entry points, in the order we find them:
- The slab edge — the exposed lip of the balcony, often left as bare concrete or finished with a cracked render band.
- The threshold at the door — where the balcony surface meets the interior floor, frequently built too high or without a proper upstand.
- The drain outlet — blocked with dust and hair, or set slightly above the surrounding surface so water ponds around it.
- Tile grout and movement joints that have shrunk, cracked, or were filled with the wrong material to begin with.
- The junction with the wall or railing posts — every bolt through a waterproof surface is a future leak unless it was sealed as a detail, not an afterthought.
Any one of these will leak. In most balconies we inspect, at least two are failing at the same time.
Why this happens so predictably in Cyprus
Cyprus builds fast, and Cyprus builds in concrete. Most balconies on the island were poured, tiled, and handed over without a dedicated waterproofing layer under the tiles at all. The assumption — a stubborn one — is that the tile and grout will do the job. They will not. Grout is porous, adhesive is porous, and the screed underneath drinks water like a sponge given the chance.
Then there is the weather pattern. For eight months a year, nothing tests the balcony. The sun bakes it, the salt air chews at the exposed steel and the sealants, and everything looks fine because nothing is wet. Then November arrives — often all in one weekend — and a season's worth of rain hits a surface that has been quietly cracking and shrinking since April. The failures all reveal themselves at once, which is why so many owners describe the leak as "sudden". It wasn't. The balcony has been getting ready to leak for months.
Coastal properties have a second problem layered on top. Salt-laden air accelerates the corrosion of the reinforcement inside the slab, and salt crystallises inside any crack it can reach, prying the concrete apart from within. If your building is anywhere near the sea in Limassol, Paphos, Larnaca or Ayia Napa, the clock runs faster. We explain more of the coastal picture in Damp and Leaks in Cyprus Villas: What's Really Going On.
And there is the cultural habit — the entirely understandable "we'll deal with it next year" reflex. On a balcony, next year is expensive.
What it quietly turns into if you leave it
This is the part nobody enjoys hearing. A balcony leak does not stay a balcony leak.
Water inside the slab reaches the steel reinforcement and starts it rusting. Rusting steel expands — by up to seven times its original volume — and that expansion cracks the surrounding concrete from the inside. The first sign is a hairline crack running parallel to the slab edge. The next is a piece of the underside falling off, exposing orange, pitted steel. At that point you are no longer looking at a waterproofing repair. You are looking at concrete repair, reinforcement treatment, and structural assessment — with scaffolding, permits, and a considerably longer programme.
Inside the property, the damage moves through the finishes on its own schedule. Plaster blisters. Paint lifts in sheets. Skirting boards warp. Timber floors near the threshold cup and darken. In apartments, the leak becomes the neighbour's ceiling, and then a committee matter, and then a legal one.
And there is the quiet cost: mould behind furniture, the smell that never quite leaves the room, insurance claims complicated by the fact that nobody documented when the damage started or what caused it. Owners who eventually call us often say the same thing — they knew for two winters, and hoped it would settle.
It does not settle.
Warning sign, likely cause, where we look
A quick reference for what you are probably seeing, and where the actual fault tends to sit. It is not a substitute for diagnosis — but it will tell you whether to stop ignoring it.
| What you are seeing | Likely cause | Area we inspect |
|---|---|---|
| Brown stain on the ceiling directly below the balcony | Slab saturation from above — usually failed screed or missing membrane under tiles | Full balcony surface, falls, and slab core |
| Water dripping from the outer edge of the underside | Failed slab edge or drip detail | Slab edge, render band, drip groove |
| Damp patch on the interior wall next to the balcony door | Threshold too low, missing or damaged upstand | Door threshold, upstand, wall-to-slab junction |
| Ponding on the balcony after rain | Insufficient fall, or blocked or badly set drain outlet | Falls, drainage, outlet detail |
| Cracked or hollow-sounding tiles | Screed failure or movement below tiles | Screed, adhesive bond, movement joints |
| Rust stains bleeding through the slab underside | Reinforcement corrosion — water has already reached the steel | Slab core, reinforcement depth, structural extent |
| Peeling paint or blistering on the balcony ceiling below | Long-term saturation of the slab | Everything above — this is a symptom, not a location |
If you see the last two in the table, do not wait for another rainy season.
How WATERPROOFED.cy resolves a leaking balcony
We do the work that should have been done the first time. That starts with diagnosis, not with a product.
We inspect the balcony as a system. Falls, drainage, threshold, tiles, grout, movement joints, slab edge, upstands, railings, and every junction with the building. We use moisture readings and, where needed, controlled water testing to confirm the route the water is actually taking — because the visible damage almost never points to the real entry. Diagnosis is the job. Everything after it is execution.
We write a clear specification. Once we know where the water is getting in and how far it has travelled, we specify the best-suited approach for that balcony — the right preparation, the right build-up, the right details at the edges and penetrations. Every balcony is different. The specification is written for yours, not lifted from a brochure. If you want to understand more about how these choices are made, Waterproofing Methods Explained: A Cyprus Owner's Guide walks through the thinking.
We document every defect in a report you can use. Photographs, moisture readings, locations, extent, and what needs to be done. This is the report owners give to insurers, building committees, and — when the balcony is part of a wider property claim — lawyers. It is the paperwork most contractors never produce, and it is often the difference between a claim that pays and one that does not.
We oversee vetted contractors on site. We do not hand the specification to the cheapest bidder and hope. We supervise the contractors we have worked with for years, so the details on paper become the details on the balcony. Preparation, application, curing, edge details, drain reinstatement, tile relay if needed — all of it inspected as it happens.
We back the work with a 10-year workmanship guarantee. Not because we are optimistic. Because we diagnosed the cause and controlled the execution — and that is what makes a guarantee real.
This is the same process we apply to every area of the envelope, whether it is a balcony, a flat roof, a facade or a basement. There is more on the wider service in Waterproofing Services Cyprus: What Actually Stops the Leak.

If your balcony is leaking, the useful next step is a site visit. If you want an early sense of scope before that, get an instant estimate on our homepage in under a minute.
Why owners choose us for this
We work on villas, mansions, apartment buildings and complexes across Cyprus — Limassol, Paphos, Nicosia, Larnaca, Ayia Napa and Polis. We are not generalists who also do waterproofing. It is the only thing we do, and we do it on properties where getting it wrong is not an option.
What you get, in practice: a specialist who has walked hundreds of Cyprus balconies and can tell you within an hour where the water is getting in and what the honest scope of the repair actually is. A written specification and defect report you can act on — or hand to your insurer. Vetted contractors, supervised. And a ten-year guarantee that means something because we controlled the diagnosis and the execution.
We have written more on what a specialist should be doing for you in Waterproofing Specialist Cyprus: What Owners Actually Need, and on the quieter failures we find on high-end properties in Villa Waterproofing Cyprus: What Owners Don't See.
Frequently asked questions
Why is my balcony leaking only when it rains hard?
Because light rain evaporates off the surface before it finds a route in. Heavy rain overwhelms the balcony's fall, ponds against the threshold or backs up at a blocked drain, and pushes water into the slab edge or under the tiles. The leak is always there — the weather just reveals it.
Can I just re-seal the tiles or repaint the underside?
You can, and it will look fixed for a few months. But surface sealant and ceiling paint treat the symptom, not the source. Water is still entering somewhere upstream — usually the slab edge, the threshold, or a failed drain detail — and it will keep travelling through the concrete until you address that.
How do you find where a balcony is actually leaking from?
We inspect the balcony as a system, not a surface: falls, drainage, threshold detail, tile and grout condition, slab edge, upstands, and any junctions with walls or railings. We often use moisture readings and controlled water tests to confirm the route before specifying a repair. Guesswork is what got the balcony into this state.
Is a leaking balcony a structural problem?
It becomes one. Water reaching the reinforcement inside the concrete slab causes the steel to rust and expand, which cracks and spalls the concrete from within. Caught early, it's a waterproofing job. Left for a few winters, it's a structural repair — and a far more disruptive one.
Do you work on apartment buildings and complexes, not just villas?
Yes. We work on villas, mansions, apartment buildings and complexes across Limassol, Paphos, Nicosia, Larnaca, Ayia Napa and Polis. For managed buildings we produce documented reports that are useful for the committee, the insurer and any owner whose ceiling is affected.
What does the 10-year guarantee actually cover?
It covers the workmanship on every job we oversee. We diagnose the source, write the specification, and supervise vetted contractors on site — and we stand behind that work for ten years. That is only possible because we fix the cause, not the symptom.
Have it looked at properly
A leaking balcony rarely gets better on its own, and every winter it waits is a winter the water spends inside the slab. Book a site visit and we will diagnose the real source, document what we find, and give you a clear specification for fixing it once — backed by our 10-year workmanship guarantee. If it is easier, message us on WhatsApp and we will take it from there.
